This twenty-one story residential tower, rising from a landscaped terrace, is set perpendicular to the street to maximize views and natural light. The three story base is articulated in clear and translucent glazing, architectural metal, and concrete. These materials screen the parking ramps and building services while giving a significant presence to retail venues. The residential entrance is set back twenty feet for privatization, and further emphasizes the retail space by creating a second retail corner.

The tower rests comfortably on the base using like materials and a balanced array of asymmetrical windows. The two rectangular slabs juxtapose each other: one lying horizontal, and the other stacked above it to allow light in from every side. A swimming pool, gardens, and deck area fill the void between the tower and the base.
